Why should a buyer plan before the first model home visit?
Builder registration and agent participation policies vary, and some use advance or first visit procedures. The onsite sales representative represents the builder. Reviewing the current written policy and representation choices first helps the buyer understand the roles before the tour.
Does bringing a buyer's agent cost nothing?
Compensation is negotiable and belongs in a written buyer broker agreement. A builder or seller may agree to pay some or all of it under written terms. The buyer may owe any amount not paid by another party as stated in that agreement.
Is the largest builder incentive automatically the best option?
No. Eligibility, lender requirements, points, fees, rate structure, cash to close, monthly cost, timing, and the home itself all matter. Compare official Loan Estimates from licensed lenders using the same assumptions.
Can a buyer inspect a new home?
Inspection and access rights depend on the contract and current builder policy. When permitted, a qualified independent inspector can evaluate visible work. An inspection cannot guarantee that every issue will be found or corrected.
A first visit should create clarity, not pressure.
