The lot is a daily decision

Orientation, grade, drainage, walls, access, and usable ground can matter longer than the model finish package.

Follow the sun and water

Front and rear orientation influence morning light, afternoon exposure, shade, outdoor use, window heat, and where you see neighboring homes. Grade and drainage influence how water moves near the pad, walls, yard, and street. One brief model home visit cannot answer either question.

Visit from public access during the time of day you expect to use the yard. Do not enter construction areas without permission. Ask for the recorded plat and the builder's available site materials, then compare them with Pima County records.

Read beyond the lot line

  • Note roads, drainage features, common areas, open land, utility equipment, and future phase boundaries.
  • Ask what walls, fences, gates, landscaping, and grading are included for the exact lot.
  • Identify recorded easements and restrictions with the title documents and qualified review.
  • Check buyer selected travel times at the hours that matter, without claiming a universal commute.
  • Use a licensed inspector, engineer, surveyor, or other qualified professional when the decision calls for one.

A premium is a price, not proof

A lot premium is the builder's price for a selected lot characteristic. It does not prove future resale value. Decide whether the characteristic improves your daily use, then compare it with the complete cost and the risks you can verify today.
